How do you determine rental rates for my property?
We conduct market rent analyses based on comparable properties, local demand, and current economic conditions to maximize occupancy and returns.
How do you handle maintenance and repairs?
We use trusted, licensed vendors to handle maintenance requests efficiently. Owners are notified and consulted for larger or non-routine expenses above an agreed threshold.
How do you screen potential tenants?
All applicants go through a thorough screening process that includes credit checks, income verification, rental history, and reference checks to ensure reliable tenants.
Can I transfer to another unit or building managed by unitiiPM?
Yes! Transfers are possible depending on availability. Contact the leasing team to discuss your options and eligibility.
Who do I contact in case of an emergency (like a flood or no heat)?
For urgent issues, please call our 24/7 emergency maintenance line. Non-urgent requests should be submitted through the resident portal.
How do I receive my security deposit back?
After you move out, the suite will be inspected. Any deductions for cleaning or damages will be outlined in a statement of account, and your deposit will be returned within the legal timeframe.
How do I give notice to end my tenancy?
Notice must be provided in writing according 30 days prior to vacating. You can email or drop off your written notice to the office. Please note that a tenant is still contractually obligated to complete the payment for the remainder of the lease until a new tenant is found if the tenancy is ending prematurely.
Are pets allowed in the building?
Pet policies vary by property. Please refer to your lease agreement or contact the management office for details on pet deposits, size limits, or breed restrictions.
What should I do if I’m locked out of my apartment?
Contact the management office during business hours. After hours, please call the emergency line for lockout assistance (a fee may apply).
When is rent due and what payment methods are accepted?
Rent is due on the first of each month. We accept online payments through Zenbase, pre-authorized debit, or post-dated cheques.
How do I submit a maintenance request?
You can submit a maintenance request through your resident portal or by contacting the management office directly. Our maintenance team will review it and schedule repairs as soon as possible.
How much notice do you provide before entering my suite?
We always provide at least 24 hours’ written notice before entering your suite for maintenance, inspections, or showings, except in emergencies where immediate access is required.
What information do I need for an application to lease a unit?
In order to apply for a unit, you will need to provide the following to your Leasing Agent or Building Manager:
- Security Deposit (varies based on property)
- Photo identification
- Proof of income (2 most recent paystubs)
- Application to Lease form filled out, front and back, by all applicants (including, if necessary, the guarantor)

We encourage you personalize your home and space to fit you! Please limit the number of nails used in the walls and look to use damage proof strips such as 3M Command Picture Hanging strips.
